Who pays us
The builder pays us a success fee when you buy — the same way they'd pay any channel partner. You pay us nothing, ever.
That arrangement has an obvious risk: a broker paid by builders is tempted to sell you whatever earns. Here is what keeps us honest, and how to check each one.
What keeps us honest
The register, checked and dated. Every project we represent is on the MahaRERA register, and its number is on every page with the date we last confirmed it. We also check that the register's own entry names the project and builder we mean — a number merely existing proves nothing, so existence alone doesn't pass.
Published figures. Where we show a price, it is the builder's approved range, labelled as such and dated. Carpet areas are the builder's approved figures. We don't quote numbers we can't back, on the site or in chat.
Wrong-fit advice. We only earn when you actually move in. A wrong flat that falls through earns nobody anything — so if what we represent doesn't fit you, saying so is not generosity, it's the business model.
What we promise in writing
- One partner, one thread. Never a call centre, never thirty calls from ten numbers.
- No urgency theatre. No "last unit left", no discount that expires tonight.
- Token money can wait. And before you pay anything, the refund terms are in writing.
- Anything we promise out loud appears in the written follow-up the same day.
- Booking is the middle of our job. The after-sale has a named owner — ask for Saket.
Where we stop
We represent a small number of projects and say no to the rest. We don't list inventory we can't take you to, we don't quote numbers we can't back, and we don't advertise projects that aren't on the register.
What that leaves is short: the projects, and everything we do around them.
