Buy the size your household will need in five years, at a monthly cost that still works if one thing goes wrong. Count the people, the work-from-home desks and the full monthly cost, not just the loan repayment, and compare flats by their RERA carpet area. When a 2 BHK only fits by stretching every number, the 1 BHK is often the better decision.
Compare carpet area, not the brochure
The figure that matters is the RERA carpet area: the usable floor area inside the flat’s walls. The builder must state it in the agreement for sale. Brochures often show built-up or super built-up area, which add the walls, the balcony and a share of the lobby, and make every flat look bigger.
So before comparing two flats, ask for the carpet area of each, in square metres, and divide the price by that. Two flats with the same “size” on a hoarding can be very different homes.
Where a 1 BHK works, and where it does not
A 1 BHK works well for one or two people who are out most of the day. It starts to fail when:
- someone works from home. A video call from the bedroom while someone sleeps, or from the hall while someone cooks, wears thin within a month;
- a parent moves in, even for part of the year;
- a child arrives. The first year is fine; the third is not;
- guests stay over often enough to matter to you.
A 2 BHK’s second room is rarely just a bedroom. Ask yourself what it will be on an ordinary Tuesday: an office, a nursery, a parent’s room or storage. If you cannot name it, you may be paying for space you will not use.
The full monthly cost
The loan repayment is only one line. Add up, for each flat you are considering:
- the monthly loan repayment at the loan amount you will actually need;
- the monthly maintenance, in writing from the builder, and who sets it until the society takes over;
- the commute, in money and in hours, from this project to where you work;
- a margin for the month something goes wrong.
Then compare the total with your household’s take-home pay, not its gross. A bigger flat further out can cost more each month than a smaller one near the station, once the commute is counted.
The next five years
Most families keep their first flat longer than they planned. Ask:
- Will anyone join the household: a partner, a child, a parent?
- Will anyone’s work move home, or move away?
- Could you sell or rent this flat out if you had to, and to whom?
If two or more answers point to more space, a 2 BHK bought now is usually cheaper than selling a 1 BHK and buying again, once stamp duty and registration are paid twice.
Buying to rent out
We do not forecast rents, resale values or returns, and you should be careful with anyone who does. If you are buying to let, ask what comparable flats nearby actually rent for today, check how long they sit empty between tenants, and treat any figure about the future as a guess.
Before you decide
Visit both sizes in person, at the time of day you would be at home. Stand in the second room and decide what it is for. Then use the site visit checklist for the project you choose.
We work in Panvel and New Panvel. The builder pays our fee when you buy, so our help choosing costs you nothing.
